上海市商品住宅价格影响因素研究
摘 要：价格是市场经济运行关键因素，在整个商品住宅房地产市场化的进程中，商品住宅价格是商品住宅房地产市场的.“晴雨表”。目前，商品住宅价格居高不下已成为制约住宅商品化进程的主要因素之1。住宅价格改革是我国住房制度改革的重要目标之1，商品住宅价格合理与否，对商品住宅的建设和发展有着极其重要的影响。本文首先从理论上对商品住宅价格的形成以及住宅价格形成的影响因素进行了机理分析。在理论研究的基础上，运用实证的方法以上海市商品住宅价格为对象，通过对上海市商品住宅价格的现状研究,分析得出影响商品住宅价格的主要因素及其内在运行机制。最后就上海市商品住房价格快速上涨的原因做出系统分析并提出相应的对策建议。
