摘要:当前,随着全国房地产业的迅猛发展,北京的'房地产业也处于快速发展阶段,但在发展的同时也存在1些问题。本文根据供需理论对北京市住宅市场的供需关系展开研究。文章首先对目前北京住宅市场供给和需求的现状进行描述,接着对北京市住宅市场供需存在的主要问题及其成因进行了分析,最后提出了解决北京市住宅市场供需矛盾的几点建议,包括:剔除房价中的不合理因素,引导房价整体水平的稳定;发挥政策导向作用,促进住房供应结构合理化;强化土地供应管理,加强和改善住房建设规划;完善政策,促进存量住房交易发展

Abstract:Presently, along with the national real estate industry swift and violent development, Beijings real estate industry also is at the fast development phase, but also has some problems during development.
   In this foundation, author from market supplies situation, demand situation aspect Beijing housing market present situation. After analyzes the clear present situation, the present paper then conducted the research to the Beijing housing market supply and demand existence main question, the author put forward the solution supply and demand contradictory several proposals, including: Speeds up the housing construction step, meets housing need which the inhabitant grows unceasingly; Perfect policy, promotion storage quantity housing transaction development; The strengthened land supply management, strengthens and improves the housing construction plan; Speeds up the economy to be suitable the housing construction, the guidance house price overall level stability; Continues to clean up the items of basic construction charge, enlarges to the inspection dynamics which collects fees randomly,  in the rejection house price unreasonable factor; The display policy guidance function, promotes the housing supply structure rationalization.
